PELHAM — Home City Development, Inc. (HCDI) is proud to announce that the newly completed building at 22 Amherst Road in Pelham has achieved PHIUS Passive House certification — the first of its kind in the Town of Pelham.
Passive building is recognized as the smartest path to net zero, delivering 40–60% energy savings compared to conventional buildings. Guided by the Passive House Institute US (Phius), this approach follows five key principles: continuous insulation, airtight construction, high-performance windows and doors, balanced heat- and moisture-recovery ventilation, and smaller, more efficient heating and cooling systems. Together, these features create durable, comfortable, and energy-efficient homes.
“This is a milestone for Pelham and an exciting step toward sustainable housing in our region,” said Thomas P. Kegelman, former Executive Director of HCDI. “Passive building not only reduces energy costs for residents but also ensures healthier, more resilient homes for the long term.”
Residents at 22 Amherst Road will benefit from improved air quality, consistent indoor comfort, and lower utility costs, while the community gains a model for environmentally responsible development.
HCDI looks forward to continuing its work with local partners to integrate passive building design and renewable energy solutions into future housing opportunities across Western Massachusetts.
